Where to search

  • Wellcee (唯心所寓): the most effective platform for expats — bilingual UI and a dense international-roommate pool. Often no agency fee.
  • Ziroom (自如): a professional co-living operator with standardised furniture and reliable service; Chinese app but supports Alipay / WeChat Pay and auto-issues fapiao (invoice).
  • Caution: on 58.com, never pay a deposit before viewing in person — fake "bait" listings are common.

Step-by-step: secure a room

  1. Search & filter. Use Wellcee or Ziroom near your workplace or a metro station.
  2. Ask about fapiao. If your employer gives a housing allowance, ask "can you issue an invoice?" Individual landlords often refuse (it means paying tax); branded apartments can.
  3. View in person. Guangzhou is humid — check the AC and look for dampness.
  4. Sign the contract. Make sure deposit-refund terms are explicit. Standard deposit is two months' rent.
  5. Pay safely. WeChat Pay, Alipay or bank transfer — avoid cash so you keep a receipt.
  6. Police registration. Mandatory within 24 hours of moving in.

The 24-hour police registration rule

  • In person: go to the local police station (派出所) — search "派出所" near your address on Baidu Maps.
  • Online: many Guangzhou districts accept WeChat self-declaration via the 广州公安 (Guangzhou Gong'an) mini-program.

Guangzhou vs Shanghai (shared)

GuangzhouShanghai
Central shared room¥3,200¥4,800 (≈33% more)
Suburban shared room¥1,800¥2,800 (≈35% more)
Move-in (3 months)¥9,600¥14,400

Common mistakes

  • Missing the 24-hour window. Don't wait for the weekend — the timer starts at move-in.
  • The "key scam". On 58.com or Douban groups, "landlords" who claim to be out of town and ask for a deposit-then-keys are 100% fraud.
  • Ignoring your salary level. Keep rent sustainable against your declared income — immigration may review it at renewal.
  • No fapiao. Without an invoice from an individual landlord you can't claim a corporate housing allowance.

Renewal & move-out

Landlords usually want 30 days' notice before renewal or exit. On move-out, leave the room clean and settle all utility bills so the deposit isn't docked; it's typically returned within a week after a clean check-out.

Useful contacts

  • City hotline: 12345 (English on request) or 12367 (immigration administration).
  • Exit & Entry (PSB): search "广州市公安局出入境管理支队" on Baidu Maps.
  • Online registration: WeChat mini-program 广州公安 (Guangzhou Gong'an).
  • Platforms: Wellcee (wellcee.com), Ziroom (ziroom.com).
