Choosing a location

Most expats pick a community around their job or their kids' school.

SIP — Suzhou Industrial Park

The default choice for most expats. International schools (e.g. Dulwich College), import supermarkets, and the shortest commute for multinational employees. Very convenient — and you pay a premium for it.

Best for: Most expats, families

SND — Suzhou New District

Better if you work in tech or manufacturing. Daily SIP↔SND commutes are rough; families often look at Science and Technology Town for the EtonHouse campus.

Best for: Tech / manufacturing

Gusu District (old town)

The essence of Suzhou — canals and classical gardens. Attracts younger expats and child-free couples. Standard flats exist, but many try for a renovated traditional courtyard (scarce and pricey).

Best for: Culture seekers

Wuzhong & Xiangcheng

Emerging residential zones. As metro lines extend, engineers move here to escape SIP rents — quieter, but the same budget buys far more space.

Best for: Space on a budget

Renting steps

  1. Browse on Lianjia (链家) or Beike (贝壳). For move-in-ready with monthly cleaning, Ziroom (自如) is a solid pick.
  2. Get an agent — you'll almost certainly need one, and pay a fee of 50%–100% of one month's rent.
  3. Negotiate the fapiao (发票). If your employer reimburses rent, you need a formal tax receipt. Raise it upfront — landlords dislike the 3–5% tax and may pass it to you if you ask late.
  4. Register within 24 hours via the "苏州公安" (Suzhou Public Security) WeChat mini-program — passport, visa and lease photos. No need to visit the station.
  5. Set up WeChat Pay / Alipay for rent, management fees and utilities.

Common traps

  • Land use. Some modern lofts sit on commercial land — electricity ~¥1.2/kWh vs ~¥0.55 residential. Always ask before signing.
  • Fapiao not included. Never assume the advertised price covers the tax receipt — negotiate it explicitly.
  • Saturday move? Don't wait until Monday to register — use the WeChat mini-program immediately.
  • No central heating. Suzhou is south of the Qin-Huai line, so no municipal heating. You'll rely on split AC or a portable heater — check the heating function before signing.
  • Sublet scams. Before paying a deposit, see the Property Ownership Certificate and confirm the name matches the ID of who you're paying.

FAQ

Is SIP good for families? Yes — it's mature, very safe, and built around international families.

How do I register online? Search "苏州公安" (Suzhou Public Security) in WeChat. Have your passport, visa and lease photos ready to upload.

Which expat compounds? In SIP, look at Lakeville (仁恒海和院), Central Residences (中央公馆) and Eton (伊顿) — close to international schools, with high-rises and villas. Villas there run ¥25,000+, standard apartments near ¥5,500.
