Hotels: what to expect on arrival

Hotels are the easiest landing option. Book 1–2 months ahead for better rates and room choice. Most international chains and major local brands accept foreign guests, but always confirm before booking that the specific property is licensed to host foreigners — smaller guesthouses sometimes are not.

Booking, payment and cancellation

  • Channels: Ctrip app, Booking.com, hotel apps/websites, or the hotel's official customer-service hotline.
  • Payment: bank card, Alipay, WeChat Pay, cash (RMB), Mastercard, Visa. For Apple Pay or PayPal, call the hotel in advance.
  • Cancellation: read the policy carefully. Rooms may be "free cancellation within 30 minutes," subject to a fee, or non-refundable.
  • Check-in: bring your passport or Chinese permanent residence permit; some hotels also ask for a valid visa. You will fill in a foreign-guest accommodation registration form.
  • Checkout: usually by 12:00 noon; late checkout may incur an extra fee.
  • Invoice: request a fapiao at checkout if you need to claim reimbursement.

If you need a furnished place for one to six months, serviced apartments are usually more flexible than a standard lease and faster to set up. They are also a safer middle step while you learn the rental market.

Free short-term lodging: International Youth Hostels

For eligible young arrivals, Shenzhen's "International Youth Hostels" (国际青年驿站) offer up to seven days of free accommodation. Apply 3–15 days before your planned stay, excluding holidays. These hostels are run as talent-service projects, so spaces are limited and qualification rules apply.

Rental safety checklist

This checklist focuses on the points that cause the most disputes after move-in for foreign tenants in Shenzhen.

Hidden costs to budget for

CostTypical rangeNotes
Agent / service fee~50% of one month's rent split between tenant and landlordBe wary if an agent tries to charge both sides.
ElectricityTiered pricingHigher consumption means higher per-kWh rates; AC can be expensive.
WaterUsually lowCheck whether the building adds any administrative water fee.
GasPre-paid cardOften topped up via a stored-value card.
Deposit1–2 months' rentTwo months is common in Shenzhen; three months is a red flag.
Management fee¥3–8/sqm/monthOften excluded from the advertised rent.

Contract red flags

  • "No contract needed" or cash-only landlords — high scam risk.
  • Landlord refuses to show the property deed and ID — walk away.
  • Pressure to sign or pay a "holding fee" immediately — common predatory tactic.
  • Vague repair clauses — negotiate exactly who pays for what.
  • Unregistered gas heaters — illegal and dangerous.
  • Sublets without the owner's written consent — risky and may be unenforceable.

Inspect every room carefully and photograph existing wear before you accept the keys.

Never sign or transfer money before verifying the landlord's identity and property ownership documents.

Before you move in

  • Meet the actual owner and verify their ID and property deed.
  • Get all promises in writing — verbal assurances are not contract terms.
  • Record electricity, water and gas meter readings on move-in day, with the landlord present.
  • Photograph every existing scratch, stain or defect and have the landlord sign the inventory.
  • Test AC, heating, stove, water heater and toilets before signing.
  • Ensure the contract is registered with the local authorities if you need it for a visa or residence permit.

Document the condition of the unit before you take the keys — it is the single best way to avoid deposit disputes.
