Quick reference (2026). A Tianhe 1-bedroom runs ¥4,000 – ¥7,000. Police registration is mandatory within 24 hours. New national rental rules stop landlords deducting deposit for normal wear and tear.
Is Guangzhou safe?
The city keeps a very high safety level, especially in compounds with professional property management (物业 / wuye) — typically 24/7 guards, gated entry and full CCTV. The big gap is between modern estates and the old chengzhongcun (urban villages).
The "good house" standard
Recent national guidance (the "好房子" initiative) pushes modern buildings to include elevators and higher floor-to-ceiling heights. These are good compliance signals when you view.
Financial safety — your deposit
Core rule: national rental rules now forbid landlords from withholding deposit for "normal wear and tear", and require leases to be filed with the Housing Bureau. This is your legal line of defence against unfair deductions.

How to rent safely: step by step
- Arrive & auto-register. Hotels register you automatically — don't move straight into a private flat on landing.
- Set up digitally. Get a local SIM and activate WeChat / Alipay — you can't pay rent or register without them.
- View in person. Use Lianjia / Beike or Wellcee (English UI). View 3–5 units. Never pay a "deposit" before seeing the place.
- Verify ownership. Before signing, ask for the 房产证 (property certificate) and the landlord's ID — names must match.
- Sign & pay. Use a contract that references the national tenant-protection terms. Pay deposit (usually 2 months) + first month.
- Police registration. The key step: within 24 hours in person at the PSB, or via the 粤省事 (Yue Sheng Shi) Guangdong government mini-program. Foreigners may find the online flow limited, so in-person is the safer bet. Skipping it carries a ¥500 – ¥2,000 fine under Article 76 of the Exit & Entry Law.

Common mistakes
- The 24-hour rule. You cannot wait. If the online system fails, go to the PSB immediately.
- Chengzhongcun (urban villages). Cheap but often lack fire safety and a formal address, making police registration hard or impossible. Avoid them for your first flat.
- Ignoring the "good house" standard. Old walk-up buildings without elevators or adequate height may fail modern safety norms — check the build date and specs.
FAQ
- Re-register after a trip abroad? Yes — leaving mainland China (even to Hong Kong / Macau) and returning requires re-registration, even in the same flat.
- Can foreigners rent in an urban village? Legal grey area: lower safety and usually no documents for registration. Not recommended for newcomers.
- Is police registration free? Yes — never pay an agent or landlord to do it for you.
