Quick reference. Without a Chinese ID, a large slice of Suzhou's housing market is legally closed to you. Book only through Trip.com or Wellcee (both surface foreigner-eligible listings), install Alipay / WeChat Pay before arrival, and complete police accommodation registration within 24 hours — miss it and the fine runs up to ¥2,000.
Before you book
Settle payments first. Install Alipay or WeChat Pay and bind a foreign Visa / Mastercard before you land — small guesthouses and local landlords rarely take cards directly.
When booking, stick to Trip.com (the international Ctrip) or Wellcee. These platforms default to listings that are legally allowed to host non-Chinese nationals. If you hunt cheaper deals on domestic apps like Meituan or Tujia, you must find and verify the "适用外宾" (suitable for foreign guests) tag — ignore it and the front desk will refuse you at check-in.
On arrival
Look for the blue door plate near the entrance of your apartment — it carries a QR code you need for the mandatory police registration. Within 24 hours of arrival, scan it with WeChat to open the "苏州公安微警务" mini-program, find "境外人员临时住宿登记" (temporary accommodation registration for foreigners) and fill in your details.
If you rent an apartment rather than a hotel, ask how utilities are paid — they are usually not included in rent, and you may need to transfer the monthly amount straight to the landlord's Alipay.
Rates by accommodation type (2026)
Prices jump roughly 2–3× during major holidays (October Golden Week, Spring Festival).

| Serviced apartment | ¥500 – 1,200 | ¥8,000 – 22,000 | Somerset (SIP), Ascott, Citadines |
| Mid-range hotel | ¥350 – 850 | ¥9,000 – 15,000 | Atour, JI Hotel, Novotel |
| Boutique / homestay | ¥250 – 900 | n/a | Traditional homes in Gusu District |
| Economy hotel | ¥150 – 300 | ¥4,000 – 7,000 | Hanting, Home Inn, Jinjiang Inn |

The new short-term rental rule (late 2025)
Regulators tightened oversight of informal short lets. Landlords must now register every short-term contract in the official database. If a landlord won't give you a formal, registered contract, walk away — they may be running an illegal sublet or a "群租房" (subdivided group rental). You need that contract anyway: without it, the police cannot complete your temporary registration.
Suzhou vs Shanghai cost
Most people pick Suzhou for the Shanghai lifestyle at a discount, 30 minutes away by high-speed rail. Rents are lower — but watch utilities.
| Metric | Suzhou | Shanghai | Gap |
|---|---|---|---|
| 4-star hotel (avg/night) | ¥450 | ¥820 | Suzhou ~45% cheaper |
| Serviced apt, 1-bed (month) | ¥9,500 | ¥16,500 | Suzhou ~42% cheaper |
| Utilities (85m²/month) | ¥665 | ¥385 | Shanghai ~40% cheaper |
Suzhou winters are cold and most apartments have no central heating — running wall-mounted AC for warmth can spike your electricity bill. Older Suzhou flats also insulate worse than Shanghai's newer towers.
Common mistakes
- Assuming the landlord registers you. Hotels do it at the front desk; apartment landlords don't. You must do it yourself on your phone within 24 hours. Miss the deadline and you face up to ¥2,000 in fines plus awkward questions at your next visa renewal.
- Looking for Airbnb. Airbnb exited mainland China in 2022. Use Trip.com for hotels or Wellcee for short-term apartment sublets.
- Assuming any listed place takes foreigners. Police fine properties that host foreigners without the proper qualification, so unqualified front desks will turn you away. Confirm the "涉外" status before paying.
- Overpaying agency fees. You should no longer pay 30–50% short-let agency fees — most agencies now fold the premium into the monthly rent or charge a flat platform service fee.
FAQ
Can I stay at any hotel I find online? No — only properties with foreign-guest qualification. Confirm this before paying, especially if a Chinese friend books via a local app for you.
What about Airbnb? Not available in China since 2022. Use Trip.com for hotels or Wellcee for short apartment stays.
How much are SIP serviced apartments? SIP is the main expat and business hub; places like Somerset or Ascott run about ¥8,000–22,000/month depending on size and facilities.
